QUICK CHECKLIST FOR SHOWING
[ ] Remove all clutter from the house.
- Are the stairs clear and free of unnecessary items?
- Are all shoes, coats, hats, mail etc put out of sight?
[ ] Check the Kitchen.
- Are Kitchen countertops free and clear?
- Is everything off the refrigerator door?
- Is the floor clean and fresh and clutter free?
[ ] Check the bathrooms.
- Are the counter surfaces clean and clear?
- Does it smell nice?
- Is the floor clean and fresh?
- Are towels fresh and neatly hung?
[ ] Check the bedrooms
- Are the beds made and decorated with pillows or throw?
- Are all personal items put away in safe inaccessible place?
- Are closets neat, tidy and organized?
[ ] Check the floors.
- Is the carpet clean and free from stains?
- Are hard surface floors clean and free from stains?
- Is all clutter picked up and put away?
[ ] Check the windows and window coverings.
- Are all the windows clean and sparkling?
- Are draperies and blinds clean and open?
- If the weather is nice outside open windows to allow a gentle breeze.
[ ] Odor check!
- Are there any signs that there are pet's in this house?
- Be sure to clean and remove any signs of your pets, kitty litter, pet toys, dog shavings, bedding, etc...
- Are there any signs of smoking in this house?
- Be sure to have all ashtrays clean and out of sight if there are smokers?
[ ] How's the aroma?
- Try to air out the house prior to showings.
- If air freshener is necessary, use sparingly and well before showings as a consideration to those with allergies.
[ ] How's the temperature?
- When it’s hot outside make sure the thermostat is set to a comfortable temperature. (for most people the house should be 72°to73°) You want the buyer to feel immediately cool the moment they step into the house, as if the house itself is refreshing them from the heat )
- When it’s cold outside make sure the thermostat is set to a comfortable temperature. (for most people the house should be 75°to76°). You want the buyer to feel as though the are stepping into a warm and cozy haven from the cold bitter world outside)
[ ] Set the mood prior to showings.
- Open draperies, curtains, shades and blinds.
- If a room is dark cut on a few key lights.
- Turn on the radio and tune it to a classical music station, set the volume on low.
- If you have time, cook up a batch of cookies to have that warm, fresh baked cookies aroma permeating the house.
