    Maybe you are thinking that selling your own house is too hard for you to tackle? I don't believe it is. Are you Making a Great First Impression?
 
1. Create curb appeal. What's on the curb? Unfortunately the most motivated buyers are the most impatient because they need to make a decision fast. If the view at your house from the street turns them off, they might not even stop. Make your front yard inviting by cleaning it up, power washing the front, and adding a few extra touches like planters with annuals on front porch to add color and a new welcome mat. Don’t loose the sale before they even see the inside!
 
2. Take a critical look at the front of your house. If it’s weathered looking, or if anything needing repair can be seen, eliminate these problems. If you can’t afford to paint the whole house just paint the front. Don’t let the outside turn your buyers off before the inside can turn them on.
 
3. Be invisible. NEVER follow buyers through your house when buyers are looking. Allow them to discover the house for themselves. They need to be free to comment to each other and take their time. You should have valuables and private papers and personal items removed or locked up at this point so it should be ok to wait on the porch or in a separate room as they go through the house.
 
4. Give your dogs, cats and any caged animal a vacation. It’s good for them and for your bottom line. Having your pets (especially aggressive ones) around when you’re selling your house can be incredibly expensive, if it doesn’t turn off the potential buyer it may make them offer much less than they would if no animals were present. Many people are acutely uncomfortable around some animals. They can’t imagine buying a house when in their minds these animals have had the run of the place or may have relieved themselves on the carpets or floors.
 
5. Freshen up, A thorough Cleaning (check out anytime spring cleaning ) and a few cans of paint, spackle and some elbow grease can brighten up the interior and could mean a quick and profitable sale.
 
6. Water Drips don’t just run up your water bill. They make potential buyers worry about your house’s entire plumbing system. Fix these little problems before they cost you the sale. Clean up those rust stains around faucets too. (check out repairs )
 
7. Squeaking doors and creaking floors, torn or missing screens, cracked glass and anything in need of repair crushes the potential buyer’s enthusiasm. The buyer feels that for every one little problem like this, there'll always be ten big ones looming. The “MONEY PIT” Syndrome (remember the movie).
 
8. Put Away (or at least arrange) everything that looks like owning this house takes a lot of work: Lawnmowers, hoses, vacuum cleaners, all the cleaning and yard gear you used to fix up the house. Focus attention on the fun things in your house like the great view, the family room, TV w/ surround sound, the spacious master bedroom, the great kitchen.
 
9. De-clutter. Pack it away, throw it away or sell anything you do not need, rent a POD or a mini storage room, move out as much as you can leaving only the most basics of furnishings and personal items. Doing this will make your house look like it has plenty of room for growth to the buyer instead of being overcrowded brimming with stuff. And if the buyer thinks it’s too small for you than it most likely will be too small for them.
 
10, Climate Control. If it’s hot outside cool it down cut down the thermostat; If it’s cold outside heat it up, and if you have a fireplace light a crackling fire.
 
11. Feng Shui move over, Harmonize the elements of you house. Turn the TV OFF, instead have classical music or maybe jazz playing softly on the stereo. Turn some lights on, day or night, one or two in a room is good. Open the Drapes or blinds in the day time especially if there is a great view. You can't beat the fragrance of cinnamon and apples steaming on the stove, or the aroma of fresh baked cookies sitting on the counter ready to be snatched up and eaten to give that buyer the warm homey feeling that makes them want to linger and imagine living here in your house.
 
12. It is Pride in home ownership that sells faster and for more money than just about anything else. So CLEANLINESS, CLEANLINESS AND THEN MORE CLEANLINESS is your goal. By putting forth the effort and applying that good ole elbow grease you can for very little money WOW that buyer Buyers love clean and can overlook a lot of other things if the house is spotless. Pay special attention to the Kitchen and bathrooms. Make them sparkle, and you’re bottom line will soar.
