  Hopefully you have found your closing package from when you purchased this house and you have found the survey or plat, the deed, the deed of trust (promisory note for the mortgage), if house is in a planned development you have your Home Owner's Association Information, the name of your attorney you used and the settlement (HUD) statment. But if you couldn’t find it don’t worry you can still find everything you will need except the HUD statement at the Courthouse. Now let’s get ready for this sale.

   You will also want to print the property information form so that you can fill it out as you find information.

   To find this information you will be using the internet for this part. I use Google a lot but feel free to use the search engine you are most comfortable using. You might want to check out bing from Microsoft.

***The First thing we will do is go to the Tax records for (your locality).
 
 
Type in the search box - ___________________ real estate tax records
(fill in blank with your local city, county, borough, and state where you live)
I live in Chesterfield County so I would enter in the search box

Options will come up and you should see

A lot of the government sites put you right at the tax records so all you have to do is follow the site directions. On the Chesterfield County site you just go to Next you want to click on the tax records sometimes you have to go to real estate
 
Chesterfield provides two options here
 
Property Sales will give you a search option to put in your house information and then it will match up to recent sales. On the Chesterfield site it allows you to put in a time frame too.
 
Search property assessments or Search property Sales
Property Assessments will give you tax information and it also has sales history, tax assessment, and plat (a plat is the survey of the property showing the house placement, size of lot and easements. If you enter your name and address it has to be exact so be careful and your name has to be as it appears on the Deed. The search on the sites usually allows you to search by subdivision. I usually go to the Subdivision because that way I don’t have to worry about how the deed is recorded and I can find the property address more easily and can also pull names and addresses of those 100 ++ neighbors to send the postcards announcing intention to put your house on the market.   As you are pulling the neighbors you will also see on their page when they bought their house and what they paid so you can pull some comparables this way too. This is especially good if you are familiar with the house.
 
   For sending out postcards and flyers, another way you can get your neighbors names and addresses is to go to the Public Library to the Reference Dept. and request the “blue book” or “Directory” for your city, town, county and look up the street names in your neighborhood and all the people living on those streets are listed. The books are set up by zip code and by street name alphabetically. It even has a little “o” by their names if they are owners of the property. So if your funds are limited you may want to target those people who are renting. It is a fantastic resource and you can make copies of the pages with the streets you need and then just address your cards and flyers using those names and addresses.
 
   To find houses currently on the market, drive through your neighborhood and make note of the signs on houses for sale and the listing agents’ names. This will also, provide you with the Real Estate Agents working in your neighborhood to invite to your Agent Open House. It is also a good idea to go to the web sites for the Real Estate Companies you see signs for and there you can search their listings and pull up houses in your neighborhood and make notes of comparison listings. You should also visit other Realtor sites with house listings. One of the sites I like is Homes and Land Magazine it is a high end ad tool for real estate agents and it provides listings with details and pictures. It also has alot of tools and information for the FSBO seller. While visiting these web sites make sure to enter a property search for a house close to yours so you will have current houses on the market. Of course you can also search on some web sites that will show you the houses on the market,  zillow is one of those sites. We'll talk about it more in the CMA section for setting price. You can also visit the site for the Realtors Association.
 
The Flat fee MLS is a great way to market your home on the internet if you are willing to consider paying a sellers fee to an agent in the event they bring you a contract from a qualified buyer that you accept. It is searched by both real estate agents and buyers from all over the country, even the world. You can list your house on the MLS service for a fee ranging from $399 to $599 depending on where your house is. Frequently asked questions about Flat Fee MLS. Now on the MLS basically you agree to co-broke with a real estate agent as seller of your house. This means that if a real estate agent brings you a contract and you accept it (now this is important you do not have to accept it) then you will pay the agreed upon percentage (usually 2-3%) commission for the sale only. You will also be linked with a Real Estate Broker in the event of a sale as the law requires that it go through a real estate agent.
 
By far, MLS is fast becomming one of the most effective tools for Home Sellers. Only recently has this service become available to the homeowner. See Comparison
The Multiple Listing Service (MLS or "Multi List") is a private local network of homes for sale that nearly all Realtors use to find homes for their buyers. Home sellers were previously unable to present their home in an MLS Listing unless they paid 6-7% of the home's selling price to a Realtor. Today, home sellers, including "for sale by owner" sellers, have access to the Realtors Multiple Listing Service through this flat fee Multi-List Program which enables your home to be listed in the MLS -- for access to nearly all Realtors who represent potential buyers looking to buy a home in your neighborhood. 86% of buyers use a Realtor to find a home, included in this group are the pre approved (the best kind of real estate buyer), the out-of-town corporate relocation home buyer, the first time home buyer. Many real estate agents use the MLS as their only tool for finding a home for their buyers, checking the MLS for new listings many times per day.
