A potential buyer will be very critical of how clean your house is or isn’t! Remember they are considering buying this house and moving into it. I cannot stress enough how important it is for you to take the time now, before you put that sign up in your yard to clean your house room by room, top to bottom. Now that you have packed up all of the excess stuff and removed any unnecessary furniture, made all the minor repairs, painted if needed and staged each room you are now ready to get in there and clean those rooms. Using a checklist of your own or the one in the pdf download go through your house room by room and clean it thoroughly.

At this point the house should be repaired, de-cluttered and CLEAN. Unless you found major repairs that needed to be taken care of, everything we have done to this point has been more elbow grease than money. Remember if money is tight you can hold off on those major repairs until you have a contract and then negotiate the repair with the buyer and if necessary pay for it at closing.
You may not realize it but You Have Now “STAGED” your house for SALE and you did it yourself.

Not yet! Have you had your Sneak Peak Open House for neighbors, friends and family. You will also need to make those flyers that will go on your sign. When this is done, then you can put that sign up while we continue to go over the Sales Plan. Take a another look at setting the stage and then Marketing.
